What should I price my home at?

The question that almost always arises when we are asked about selling a home is where to price it. It amazes me that most of the sellers we talk to almost always have a definite opinion of where to price their home but again, almost always have misinformation. “The neighbor down the street sold their home for X and it was not near as nice as ours” is a statement we hear often

Realtors have an information database that tries to eliminate the guesswork in pricing a home. An experienced agent will examine all of the nuances attributed to the sale of a given piece of property and can usually take out the tangible and the intangible factors associated with arbitrary pricing. In other words, we compare apples to apples!

Square footage, style, ceiling heights, basement features, bathroom features, kitchen amenities and a whole host of tangible things are important in the pricing process but other things affect it as well. Condition of the property, how well does it show, does it have curb appeal, does it appeal to today’s buyer taste, how is it staged?

Lately, more emphasis has been given to staging properties and preparing the home for sale. Many companies have sprung up over these past few months to help the average homeowner with this process…a feature which is highly important to the home selling process.

Lastly, don’t overlook the experience of the person doing the pricing. If they have been around for a while and they have survived all of the market fluctuations over these past years, trust their abilities to adequately and effectively price your home for the highest and best price the market will bear!
